設計問題

管理及行政效率的挑戰

MIJ 是一家高級劏房的租賃公司，然而職員卻面對著難以迅速掌握各租盤的出租狀況，以及租金繳交情況等問題。透過不同渠道所進行的溝通和行政工作也變得繁瑣，急需一個整合的解決方案。

解決方案

一站式租務管理方案

我們設計的租務管理 App 旨在集中管理及溝通，實現一站式處理租盤、租約、租金以及租客相關事務。利用消息發布和租客委託功能，加強溝通，亦可以改善對租客的服務質素。

藝術指導與風格

簡介

樓盤裝修風格的啟發

呼應 MIJ 樓盤的室內設計，我們採用了大地色調，包括棕色、灰色和白色，與品牌保持一致的視覺識別。卡片組件上的模糊效果，靈感來源自半透明磨砂的裝修材料。以家居照片為主要視覺元素，則是為了營造出親切感，讓用戶在使用租務管理 App 時感受到宛如回家般的舒適。

設計成品

租盤管理

租盤按大廈和單位排列，讓職員輕鬆查閱及管理每個房間的資訊和狀態。房間概覽的整合租盤數據亦有助靈活調整出租策略，以增加公司收益。

租約管理

租務管理 App 電子化租約及租客檔案等重要文件，方便管理。每個房間都有租約模板，職員可按需要編輯使用，在手機上完成整個簽約過程。

租金管理

賬單清楚列明每月租金、水電費、清理費等費用，並有上載繳費證明功能，避免因記錄混亂而引起爭執，方便職員追蹤各房間的繳費狀態。

租客委託管理

租客在需要業主協助的情況下，例如電器故障，可以填寫線上委託表格，上載照片證明，有便職員集中管理及跟進。

分組消息發布

職員可以根據地址，甚至自訂的租戶群組，批量推送大廈通告、繳費提醒、服務優惠等消息，減少重複工作，並確保租客即時獲得資訊。
